Grandview features 36 row house type living units, 3 of which are affordable units, built over covered semi-subterranean parking. Located on a narrow deep site in west Culver City, the units are organized linearly in two bars oriented east-west on either side of the lot. Separating the two housing bars is a central “street” which is organized into a common circulation spine and semi-private entry/patio zones that transition between the circulation and individual units. The “street” is animated via changing levels at entries, planters, paving materials, signage, lighting and the expression of party walls which separate units. The street length is interrupted by vertical circulation breaks that lead to the parking below.
The three bedroom units are organized on three levels and are planned to maximize access to daylight, ventilation, and privacy. The main level accommodates living, dining and kitchen areas with bedrooms above. The top bedroom level accommodates open outdoor space on either side effectively reducing the mass of the building. The side yards will be developed as green zones creating “rear yards” that connect to and extend the living areas of the units.
The material palette and massing have been developed to unify the appearance of the project while differentiating units from one another. Slight variations in unit planning, differing points of access to parking below and the disposition of materials across the elevations create a rich composition that exemplify high quality urban infill housing.
